Can you hold a place before I apply?
We do not hold properties, we rent the property quickly and to the best qualified applicant. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Security deposit, first month rent, utility fees, and any applicable pet deposit/fees are due at the time of move in. -
How old do you have to be to apply?
18 years of age. -
Is the deposit refundable?
Yes! We love to refund your security deposit. Of course, this is based on the condition the property is in when you move out. Any necessary repairs and cleaning will be completed and paid from the deposit; you will receive a full accounting of the deposit within 30 days of vacating the property. -
Who needs a cosigner?
Applicants with no rental history or insufficient income. -
You have a property I want to rent. How do I apply?
Click the apply now button on the property page, everything is done online through our secure platform. -
How do I pay rent?
Log in to our payment portal and set up your payment. Payment is also accepted in our office by certified funds. -
I want to get a pet. What should I do?
Contact the office with a color photo of the pet and verify the property will allow the animal, complete a pet agreement, and pay the $250 nonrefundable pet fee per animal. There will also be a $25 per month, per pet, fee due with the rent. -
I want to move out, but my roommate wants to stay. What should I do?
Contact the office, we will have to verify you qualify for the property on your own and the initial lease is complete and in good standing. -
My lease expiration is coming and I want to move out. What should I do?
Oklahoma requires at least a 30-day written notice given prior to move out even if your lease is completed. -
Who is responsible for paying for repairs & maintenance requests?
Majority of the repairs will be paid by the owner of the property, however, if the repair is due to negligence of the tenant or misuse, the tenant may be responsible for the cost. Please refer to your lease agreement or contact our office. -
Will you rent to me with prior or current evictions?
The application will be considered, if the account has been settled with the previous landlord. Rental collection accounts are an automatic denial unless we receive proof of payment in full or settlement. If under current eviction, payment must be made and release of judgment provided.
