Following is an explanation of a few of Sundance Property Management's office policies and procedures to make your search for a new home faster and more efficient.
Sundance Property Management requires that you view the inside of the property before you are approved for a property. When looking at properties please keep in mind that for financial qualification Sundance Property Management requires that your monthly expenses plus rent not exceed approximately 40% of your monthly income.
Sundance Property Management will accept applications for a "pre-approval" only to qualify you for a specific price range. Contact Sundance Property Management for information on pre-approval applications. Once you choose the property you are most interested in, security deposit quoted for the property must be paid, Sundance Property Management will then review the application for that property for final approval. At the time the application is submitted application fee must be paid in full by all applicants.
Applicants include ALL adults over the age of 18 who will be residing in the property. Sundance Property Management will conduct a back ground and credit check on all applicants. Please make sure to provide the most up to date, accurate information possible on the application.
Applications for specific properties must be submitted with the quoted security deposit amount for the property. Security deposits quoted are based on clear credit, good rental reference and satisfactory debt to income ratios. If required a higher deposit, or are military and will be receiving an AER or ASHA loan, Sundance Property Management will continue to show the property and accept applications until the deposit has been paid in full. In the event another application is submitted for the same property, Sundance Property Management will notify you and you will be given 24 hours to pay the deposit in full or the property could be rented to the back up applicant.
Once your application is approved Sundance Property Management requires that the lease be signed within 24 hours of notice. Sundance Property Management allows only 3 days of holding for any vacant properties with approved application, deposit paid in full, and signed lease. Renters insurance is mandatory on all rental homes. Keys will not be given out until the rent and any applicable pet fees have been paid, along with proof of insurance provided to our office.
All pets must be listed on the application. This will be taken into consideration when approving the application. If approved, a $250.00 non-refundable fee will be assessed per pet and must be paid at the time the lease is signed. Only pets listed on the application and pet agreement may be brought onto the property at any given time. Unfortunately, there are some breeds of dogs that have been deemed dangerous. To avoid liability to Sundance Property Management or the property owner Sundance Property Management cannot allow these animals on any property managed by Sundance Property Management. These breeds include: Chow, Doberman, Pit Bull, Rottweiler, American Stratford Bulldog, or any mix or variation of these breeds.
